A business can’t afford to lose its lights, its till or its walk-in cooler for long. As a commercial electrician in Kitchener, we work for store owners, restaurant operators, office tenants, landlords and property managers who need electrical work done properly and on a schedule that keeps the doors open.
Einwechter Electric is a licensed, family-owned contractor run by Jason and Wendy Einwechter. Here is what we take on in commercial buildings.
Commercial jobs differ from house calls in a few ways that matter. Services are often three-phase, at 120/208 V or 347/600 V. Lighting and receptacle loads are spread across several panels, sometimes one per tenant. And there is usually a landlord, a tenant and an insurer who all want to know what was done. We keep all three informed.
Property maintenance
For plazas, office buildings and multi-tenant properties, we handle the steady stream of electrical calls that come with them: a tenant’s dead circuit, a parking lot pole out, a tripped rooftop unit, a ballast buzzing in a hallway. Property managers get one contractor who knows the building and its panels.
Commercial lighting
Lighting sets the tone of a store or restaurant and decides whether an office is pleasant to work in. We design layouts for sales floors, dining rooms and workspaces, install track, linear, pendant and recessed fixtures, and wire exit and emergency lighting to code.
New construction
On a new commercial building we work from the engineered drawings with the general contractor: service entrance, distribution, branch circuits, lighting and the coordination with the utility for the new service. ESA inspects in stages, and we keep our part of the schedule tied to the other trades.
Construction renovations
Tenant fit-outs and renovations are where most commercial work happens. A new restaurant needs circuits for kitchen equipment and hood controls; a retail unit needs lighting and power reworked for a new floor plan; an office wants data drops and meeting-room power. We make safe or remove what is left from the last tenant and build to the new layout. Abandoned wiring above a T-bar ceiling is a common find, and we take it out rather than leave a puzzle for whoever comes next.
LED lighting retrofits and smart controls
Swapping fluorescent and metal halide fixtures for LED cuts power use and the hours spent replacing lamps. Pairing them with occupancy sensors, daylight dimming or a networked control system takes it further. Our LED lighting retrofit page covers how we plan one and the Save on Energy incentives that may apply.
Bucket truck service
Pylon signs, wall packs, high storefront fixtures and pole lights all sit out of ladder reach. We run our own bucket truck for exactly that work; details on the bucket truck services page.
Commercial EV charging stations
Customers and employees increasingly look for a place to charge. We install Level 2 stations for workplaces, hotels and retail lots, including networked units from brands such as ChargePoint and FLO, and use energy management to share limited capacity across several chargers. See EV charger installation.
Preventative and investment maintenance
Scheduled maintenance is cheaper than an emergency. We inspect panels for heat and loose connections, test emergency lighting, check exterior lighting and controls, and give you a list of what should be dealt with now and what can wait for next year’s budget. Treat it as an investment in the building rather than a cost.

Questions people ask
Can you do electrical work while our business stays open?
Usually, yes. Most commercial jobs can be split so the noisy or power-off parts happen at an agreed time, and the rest goes on around normal operations. We plan shutdowns with you ahead of time instead of surprising you on the day.
Do you work with general contractors on fit-outs?
Yes. We regularly work as the electrical trade on tenant improvements and renovations, from the drawings the designer or engineer provides, and we coordinate our rough-in and inspections with the rest of the schedule.
Who files the ESA notification on a commercial job?
We do, as the licensed electrical contractor doing the work. ESA then inspects, and once the work is accepted the record is issued for the property owner’s and tenant’s files.
Do you offer maintenance contracts for commercial properties?
We set up scheduled maintenance visits for property managers and owners, built around what the building needs: lighting checks, panel inspections, emergency lighting tests and exterior lighting. Talk to us about the building and we will suggest a schedule.
Are there incentives for upgrading commercial lighting to LED?
Ontario’s Save on Energy programs have offered discounts on eligible LED products and lighting controls for existing commercial buildings. The programs change, so check saveonenergy.ca for what is current before you buy.
